Tenant Information

Rental properties offered through BA Property Services are usually in high demand. You are therefore advised to apply as soon as you have found the property of your choice.

The rents quoted are per calendar month payable monthly in advance and exclude all outgoings unless specifically stated. Water, sewage charges, gas, electric and Council Tax are payable in addition.

We have properties in Henley, Wargrave, Twyford, Wokingham, Binfield, Ascot, Sunninghill, Sunningdale and surrounding areas.

Renting from BA Property Services - a step by step guide:

  • Once you have found a property you are interested in you will need to check availability and any special conditions relating to the property by calling our office on 0845 6 123 511 (low call rate)
  • Next you will need to decide how long you will need to rent the property? You can rent a property through us for a minimum of six months unless the property is fully serviced in which case the minimum tenancy term is one month. Unless otherwise stated properties are let on an Assured Shorthold Tenancy, under the Housing Act 1988
  • You’ll need to arrange a convenient date and time to view the property
  • After you have seen the property and wish to proceed you will need to reserve the property by paying a ‘holding deposit’, usually equivalent to one week’s rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
  • You’ll need to fill out a tenancy application form. The completed form is required mainly to verify you are employed, you have a regular income, you have a good landlord reference (if applicable) and good credit history. CLICK HERE to download a copy of the tenancy application form. A completed form is required from all tenant applicants over the age of 18 years. Simply print off the form and fill it in – delays will occur if the form is not completed in full. The form can then be posted, e-mailed or faxed to our office
  • BA Property Services will inform you in approximately 5/7 days if the credit referencing is satisfactory.
  • Acceptance by BA Property Services of your tenancy application does not imply or give any warranty that your application will be successful. You are strongly advised not to make any arrangements regarding the tenancy until:

    a) You receive an “offer of tenancy” letter and the tenancy agreement has been signed by both parties. Please ensure that you read the tenancy agreement before making a legal commitment by signing it. If you are unsure you should seek independent legal advice at your cost

    b) You have sufficient funds to pay one months rent in advance and a security deposit normally equal to 1 ½ times the monthly rent. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

    c) The security deposit, check-in charge (check-in charge varies according to the size of property) and first months rent are paid in full in cleared funds before the tenancy start date. If you wish to make payment by bank transfer please call our office for our bank details. Current account bank cheques will not be accepted within 10 days of the tenancy start date
  • Before you move in to your property you will need to transfer the gas, electricity, water and council tax accounts into your names. Please ask us for details of the relevant utility companies
  • You will be given a date and time for moving in. You will be shown around the property by an independent inventory clerk and you should allow about 1 ½ hours for the check-in

Online Application Forms

Tenant applicants can now complete their own application forms online, making referencing faster, and as hassle-free as possible. On receipt of a valid e-mail address we will send an e-mail application link to prospective tenants and guarantors via the MARAS website. Tenant applicants can also track their applications on-line. Call our office for your unique MARAS enquiry number and access code. Go to Maras, select application tracker, provide your unique enquiry number and access code where indicated, click on the search button and select your record for progress of the application.

Tenant Fees

We charge only £170 - This covers our costs for reference checks for up to 2 applicants and drawing up the tenancy agreement. There is no vat to pay .
