A step-by-step guide to renting with us

1. Firstly register with us so you’ll receive alerts when suitable properties become available.

2. If you see a property you like then call us to check the details and availability. Be warned that properties in this area are in high demand and get snapped up quickly, so don’t delay getting in touch.

3. Decide how long you will need to rent the property. Our minimum is six months unless the property is fully serviced (then it is one month minimum). Unless otherwise stated properties are let on an Assured Shorthold Tenancy, under the Housing Act 1988.

4. We will arrange a convenient date and time with you to view the property.

5. To proceed with the tenancy you’ll need to fill out a tenancy application form. This is to verify that you’re employed, have a regular income, a good credit history and a good landlord reference (if applicable). A form completed in full is required from all tenant applicants over the age of 18 years.

How to complete a hassle-free tenancy application online
  • Applications and references checks are conducted independently using Van Mildert, who are industry specialists.
  • When you’re ready to proceed with an application let us know and we'll email you and your guarantor(s), if one is required, a link to Van Mildert .
  • Complete and submit your application through this link making sure that all sections are completed in full.
  • Once submitted you can track your application. We can provide you with your unique enquiry number and access code to use the Van Mildert application tracker function.

6. We’ll let you know when we’ve received the reference and the credit check report. This can take up to seven days.

7. We will then confirm or decline your application. By us accepting your tenancy application this does not give any guarantee that your application will be successful. Please do not make any arrangements regarding your tenancy until:

  • You formally receive an ‘offer of tenancy’ letter and the tenancy agreement has been signed by both parties. Please ensure that you read the tenancy agreement before making a legal commitment by signing it. If you are unsure you should seek independent legal advice at your cost.
  • You have sufficient funds to pay one month’s rent in advance and a security deposit normally equal to 5 weeks rent. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used to cover rent.
  • The security deposit and first month’s rent are paid in full in cleared funds before the tenancy start date. Please contact the office if you’d like our bank details to transfer funds directly. Unfortunately we cannot accept cheques within 10 days of tenancy start date.

8. Before you move in to your property you will need to transfer the gas, electricity, water and council tax accounts into your name(s). Please ask us for details of the relevant utility companies.

9. Moving day. We will confirm the date and time that you can move in. At check-in you will be shown around the property by an independent inventory clerk. Please allow about 1.5 hours for this check-in.

10. Unpack, settle in and relax. Enjoy your new home.
